Home Loan Terminology

Here are some terms that you will come across time and again when it comes to home loans or any other type of housing finance. Herein, we try to give you a fair idea of the kind of terms and their meaning:

EMI: These are the Equated Monthly Installments that one must pay till the whole loan amount inclusive of the interest is not paid back. The EMI amount includes a portion of both the principal amount and the capital amount.

Fixed Rate of Interest: Herein, the rate of interest will remain fixed for the duration of the loan.

Floating Rate of Interest: The market lending rate will determine the interest rate. Lending rates might go up or down, and the borrower can be at an advantage or a disadvantage at different periods of time.

Monthly Reducing Balance: The interest rate will reduce on a monthly basis when the repayment amount is repaid.

Annual Reducing Balance: The principal is reduced on a yearly basis and in such an option, a borrower will end up paying an interest on even that portion of the principal loan amount that has been paid back.

Processing Fees: A loan application has a processing fee attached to it

Prepayment Penalty: If a borrower repays the whole loan amount before it is actually due and before the loan tenure ends, most banks and institutions charge a penalty for the same.

Moduler Kitchen - How to choose Accessories

You've repainted the kitchen, installed some tile for a backsplash, and even installed a new floor. But something is missing from your kitchen decor. You look around, and realize that none of the accessories match. Your kitchen needs matching accessories to look right, just like a new outfit. Try adding some matching accessories to your kitchen, and notice how it improves the appearance.

The first thing you should do, is to decide what theme or colors you need. Do you want a country cottage style decor? A rustic Tuscan look? Or a sleek modern look? Depending on the theme, you'll need different accessories.

Take a look through some kitchen decor magazines if you can't decide what you want. The internet is another good source for inspiration. Just browse around, and get an idea of what you would like in your kitchen. Once you've decided, then you can go to your local kitchen or home improvement store, to get what you need. The color choice should compliment the main color of your kitchen.

Sometimes, you may not even need to buy anything. Sometimes, just re-arranging what you have can create a new look for your kitchen. Look for groupings of odd numbers, rather than even. Vary the height and texture of accessories. Move things around until you get the look that you want.

Wall art, decorative baskets, plates, and trays can really add to the appearance. Just be sure that you know how to properly hang art pieces on the wall. In general, wall art should be hung, so that the center of the piece is at eye level. It should also be no more than seven to ten inches above the table. Try placing wall art in groups on the wall. Placing pieces in a rectangle, triangle, or circle helps to add more interest.

Shelves, and bakers racks often look too cluttered. Vary the heights of your cookbooks, but avoid putting small cookbooks next to large cookbooks. Often, you can make the books look more appealing by removing the dustcovers. Organize the shelves, and decorate them with pictures, baskets, candles, and other small decorative items. Be sure to place them in groups of odd numbers. Clusters of 1, 3, or 5 items looks more natural than an even number. If there's room, place some plants on the shelves and in the corners to add some color and texture.

Hang copper pans from a wire rack to add warmth and color to your kitchen. While you're hanging things from the ceiling, add a plant or two to a bare corner of the ceiling, to give your kitchen a lived in feeling. You can grow herbs in decorative containers on the windowsill, to add some interest, and provide you with fresh herbs for cooking. Colorful bottles placed on the windowsill can also add a splash of color and interest to your kitchen. Canisters and cooking utensils can add life to your countertops.

You don't have to spend a lot of money to accessorize your kitchen. You can buy one or two items at a time, and add them to the counter or shelves, and then buy more as you can afford it. You can find some good deals for kitchen decor items at garage sales and flea markets. Take your time, and look around. Find the right accessories for your kitchen, and just be creative. After all, it's your kitchen.

Interior Design - Office Decoration

You can give your office a look different from everybody by the use of light. It can give the office a unique look if used perfectly. The use of incandescent bulbs which gives dazzling light is backdated in these days. The foot-candles are mostly used today which gives light to a certain amount of place, say one square feet or something. When you are decorating an office you have to use at least 100 foot- candles.

It is generally seen that you want to decorate your office only on certain occasions or on the holidays. But there are mini lights available in the market which are not dazzling at all but that suit the occasions. These lights only illuminate the place to the extent that is needed in an office.

The mini lights are used mostly in the base of the steps. Then you can use it on the doorway or around the room. These are also very useful in decorating the outer border of the desks.

If you want to give some freshness to your office, you can keep some small plants in the office. You can also keep some artificial plants which will give the feeling of staying in the lap of nature.Artificial plants can be decorated with mini lights.

What is home insurance policy

Are you looking for a home insurance company in India? Do you want to get the best home insurance rate? If yes, then you must first understand what exactly is an insurance policy and how it works.

The insurance policy is a contract and like any contract contains clauses and conditions. Claims are settled in accordance with the conditions detailed in the policy. Insurance works on the principle that everyone is exposed to risks but they only affect a certain number of people at any one time. However, some risks occur with great frequency than others, and if they materialise they can have varying levels of impact. When you report a claim, the Insurance Company needs to check that the policy covers the loss. Once the appropriate documents are produced to verify a claim called the process of settlement is quite fast.

These days there are many housing finance companies in India that offer home insurance. The home insurance rates differ from company to company based on the policies. The NRI insurance services are also quite different from what is available to Indian residents. The disasters that can be insured against are fire, earthquakes, storms, cyclones, tempests, tornadoes, hurricanes, floods or inundation, lightning strike, explosion, landslides, impact by vehicles or aircraft, and bursting or overflowing of water tanks and pipes. Home insurance covers almost all kinds of risks, from damages arising from terrorist attacks to breakdowns of water tanks.

The choice is yours - if you think your home is not going to be damaged by a terrorist attack, you don't need to cover it. In case you are living in a rented house, you can choose to insure only the contents. For most people, their home is their single most valuable possession and their biggest investment. Homeowners insurance protects your investment as well as your family and your household possessions. If you suddenly lose your home due to fire or natural disaster, or the contents are damaged or stolen, you will run into thousands to rebuild the house. Think about this. Remember bBuying home insurance is simple. So go ahead and decide the best option for you.

Living Room - Make it alive

Modern sofas, modern sectional sofas, dinette area tables – all of these units you see in stores usually look somewhat alike to what your neighbors have. But modern wall unit gives you an opportunity to create something really eye catching, nice, unique and futuristic piece of modern furniture.

These days, plenty of colors and finishes are used for modern wall units . Lacquer, wood veneer…. I especially like black / white, black / red lacquered color combinations; however, even though white color looks nice, be very careful with it. The color of your wall might spoil the effect (means if your wall is painted in white, beige or of white then white wall unit will blend in and you won’t have that contrast effect you’ve been looking for).Please…. Do not try to make your modern wall unit spacey and useful at the same time…. It won’t work… there are lots of closets in your house so do not kill the look, make it simple, low to the ground, open and airy.

Modern Dining or Dinette area… Wrong choice here could kill your entire job of creating your modern living room. Dinette table and chairs, even if you choose a modern ones, still looks heavy and attracts too much attention to itself, taking it all away from the rest of your beautifully created ensemble. To solve this problem and not to kill all previously done work, I would recommend selecting a console table, either in wenge finish or glass. One side of it usually gets permanently attached to the wall. The other side has nice modern chrome legs. These consoles are usually hard to find but they can be custom made easily (and mostly not expensive).

Benefits of your own House

It's cheaper to buy a house than rent one. Living in a rented house is not easy because one should follow the rules made by the landlords. Many landlords will also interfere in the personal life of their tenants. But if you buy house you can live with your own conditions.

Buy house from a big builder is not always gives you the profit, it doesn’t matter whether the builder is big or small, some of them are only here for making money, they don’t bother about the loss of others they always try to make benefit for themselves by hook or by crook. So it’s better to aware yourself by asking from your friends or relatives and the best way is to take the aid of internet. Doing proper research is necessary for the buyer before investing the hard money in buying house.

Value of your property

Applying for a home loan before deciding on the property may bring nasty surprises later. Also, the banks incline more to the consumers who has finalize the property as it gives them a scope to start their evaluation and technical process. The amount of home loan looses its significance if valuation of the property is different from the bank’s valuation. However, a number of property developers have tie-ups with banks today. So, one can get the fast home loan as the projects are already pre-approved by HFCs.
Your checklist differs in case of the loan for second hand homes. The pointers for the concerned will include:

  • Will the property be acceptable to the lender?
  • Can you show all the documents and No Objection Certificates required by the bank in the same format?
  • Will you bank agree on to evaluate before you pay the processing fee?
  • Do you accept the valuation done by the bank?
  • Will an amenities agreement (if any) affect your loan eligibility?
  • If the property is under construction, check if the property developer and the stage of construction are acceptable to your bank?
